
Medical Plaza IV is located at Scottsdale Healthcare's Shea Campus at Shea Boulevard and 92nd Street. The project was designed to he a cohesive addition to the hospital campus and the community it serves. The project consists of two separate structures linked by exterior circulation and a common courtyard on the pedestrian link. The northern building is a two-story, 39,000-square-foot medical office building. The southern building is a one-story facility that includes 11,000 square feet of medical rehabilitation space, 1,000 square feet of community meeting space, common restrooms and services. The courtyard frames views of the McDowell Mountains to the northeast and provides a pleasant connection to the city's pedestrian trial, Camelback Walk, and to the hospital.
In an effort to meet the owner's goal of creating competitive rental rates for this medical office building, a highly efficient building strategy of utilizing exterior circulation for stairs, elevators and first floor suite entries was employed. The resulting design allowed for an extremely efficient rentable/usable ratio of 1.05. Another key aspect in marketing tenant space is to provide ample, convenient parking. The building was therefore oriented so that all entries occur directly off the parking to the west, also providing a very strong presence for the hospital campus on the main thoroughfare, 92nd Street. The two-story building, which houses the majority of the tenants, is stepped to provide numerous opportunities for the highly valued corner office. The single story building provides canopied porches at the east and west storefronts, which offer ample protection as well as a place for patients to rehabilitate. Shower facilities provided to meet city requirements for the Camelback Walk also serve rehabilitation patients through an integrated, core restroom design.The materials used in this project include an exterior insulation finish system
(EIFS) and painted metal trellises. The EIFS colors complement the natural earth
tones of existing campus buildings. The project responds to harsh desert climate through the use of shading strategies such as deeply recessed windows, screen walls, and metal trellises. The unique facades provide energy efficiency through solar orientation. Foam roofing, a maintenance preference, water-cooled variable air volume package units, and thermally insulated glass offer additional energy savings.
The design by the team of Sullivan Designs and the architect, Orcutt/Winslow Partnership, forms an efficient and welcoming gateway for patients arriving at the Scottsdale Healthcare Shea campus.
